Build A Garage Yourself: Learn How To Determine Garage Size, Foundation, Wall Construction, Truss Style, Plans, Design, Building Permit, And More

Learning how to build a garage is not as daunting as one would expect, well, for detached structures at least. Homeowners who build their own garage can save thousands over hiring a builder who, in many cases, will subcontract to the same construction crews that you can hire. Or if feeling adventurous, or just downright thrifty, one can invite friends over for a few Juice over the weekend and put them to work.

There are many items to consider while in the early planning stage such as:

Garage size: One car, two car, or even a three car garages can be designed with various sizes, but the lot and homeowner’s budget are generally the limiting factors. Local building codes vary, but typically a structure must not encroach within eight feet of property lines in rural areas and from zero to four feet in city limits. Detached garages must also be set back from other buildings by a minimum of eight feet, but this must be confirmed with local building offices as bodes vary. One important consideration is roof overhang. Eave and gable end overhangs are typically 12″ – 24″ (although less than 12″ is common in windy areas) and must be considered when determining building size and placement.

One method of determining the perfect size is to add 12′ to 15′ of width for each vehicle. If planning to use the interior walls on the sides for storage this will require another two feet of width per side. The length should be a minimum of 22′ and add four to ten feet for a work bench and storage. A two car garage could be calculated as 2 x 12′ +4′ for storage along each wall = 28′ x 22′ long without a work bench. Common sizes include:

1. One car: Common garage sizes include 12′ x 24′, 14′ x 24′, and 16′ x 24′. A length of twenty four feet is pretty much the minimum if you have a full size truck and even with a small or mid-size car there will be little wiggle room at twenty or twenty two feet.

2. Two car: The most common garage size in many states and provinces is 24′ x 24′ because many building codes required an engineered drawing and two inspections by a structural engineer for concrete floating slabs (monolithic) larger than this size. If space is scarce and the two cars are small to mid-size a 20′ wide may adequate, but certainly not comfortable.

3. Three car: There are many three car garage sizes due to more room for numerous designs and homeowners often have larger budgets when considering these larger construction projects. Common sizes are 36′ – 42′ wide by 26′ – 30′ long.

Foundation: floating slab (monolithic) and slab with frostwall are the two most common foundation options. The floating slab is less expensive and easier to build, but often require an engineered drawing and two inspections for larger concrete slabs (i.e. 24′ x 24′). In cold weather climates many contractors install 2.5″ foundation foam under the concrete to reduce heaving during freeze/thaw events. Engineered floating slabs in cold climates usually require this with an addition two feet extending out around the perimeter of the slab.

Adding 6′ x 6′ #10 wire mesh to the slab is an inexpensive method of increasing the floor strength and reducing cracking of the concrete. Most contractors install floating slabs with a thickened concrete perimeter 12″ – 16″ thick around the outer 16″ – 24″ of the perimeter. Adding two rows of #4 rebar will increase the edges. Concrete strength should be a minimum of 3,000psi and many contractors use 4,000 and 4,500 psi as the additional cost is minimal. Another consideration is ordering concrete with fibermesh, and macro-synthetic fiber used for secondary reinforcement of concrete. Local concrete suppliers can provide costs for adding this to concrete. Slab thickness is dependent on the concrete strength and reinforcement designs, however a good rule of thumb is to pour a 4″ or thicker slab.

Frostwall minimum depth is determined by local building codes and is typically 48″ in cold climates and 36″ in more moderate areas. Once the trench is excavated a footing approximately 12″ wide by 8″ thick is formed and poured and a keyway is etched the length of the footing to prevent movement of the concrete wall. The frostwall is formed and poured on the on the footing and anchor bolts are installed in the to attach the walls to the foundation. The concrete slab is then poured to designed thickness. Obviously this foundation system requires more time and expense.

Wall construction: If the garage is going to be insulated now or possibly any time in the future the wall studs size is important as 2″ x 6″ studs allow more insulation that can meet building code requirements (for garages with apartments) than 2″ x 4″ studs. Of course, 2″ x 6″ studs are stronger, which results in a more structurally sounds building.

Walls height: Walls are generally 8′, but 9′ and 10′ walls are common. In city downtown areas there is often a height restriction on structures, such as less than 16′ to the roof peak based on the average height from the four corners measuring at grade. This means that you can get a little extra height if the garage is nestled into a bank with a concrete curb or retaining wall on this end and backfilling to top of retaining wall. Another method to maximize height in these areas is to pour a 12″ concrete curb on the concrete slab perimeter and backfill earth up to the top of the curb and grade away from the structure. This method can gain 12″ of height while still meeting the height restrictions (confirm this will local building offices prior to implementing this strategy).

Garage door placement: The garage doors can be on the gable end or the eave side. A few things to consider:

1. Existing house design may dictate the direction of the roof line. A method to assist visualize this is to take a picture of the house and include the area where the garage will be built. Print two copies of the picture and hand draw in the garage using both the gable and eave options.

2. If the garage will be built in a cold climate the garage doors in the gable end is a better design as snow and ice will slide down the eave end.

3. Flexibility with the garage doors in the gable end allow height for a future car port.

Roof style: Often the roof style is dictated by the existing house, for example if the house has a hip roof this would be a good option for the garage. If this is a DIY project and the homeowner is building the garage it should be noted that a hip roof is more difficult to build than installing standard trusses. Roof pitch must be considered as well and often this should match the existing house. Roof pitch less than 4/12 (rises 4″ for every 12″ of run or length) is not recommended due to increased chance of water leaks. Higher pitch roofs with certain truss designs can allow for storage, loft, or even apartments above the main level. The most common roof trusses for garage roof design include:

1. Standard Fink: This is the most common residential truss.

2. Double fink: Designed to handle high weight loads for higher snow load requirements.

3. Attic: Common for designs that allow storage above the main floor. Access can be stairs or attic drop-down stairs and the option available may be dictated by local building codes.

4. Scissor: This options provides cathedral (vaulted) ceilings that provides more interior ceiling height. For example, a 24′ x 24′ garage with an 8/12 pitch may have a ceiling height of 12′ in the center and 8′ at the wall. This system is usually weighted against building with regular fink trusses and higher walls.

If this is a DIY garage project don’t forget to order two gable trusses for each gable end. Otherwise two regular trusses will require wood filling for attaching sheathing and siding (not too mention the building inspector may not pass the framing inspection. If insulating the ceiling consider ordering “raised heel” trusses to allow adequate insulation between the wall top plate and the roof sheathing. This is the only way to meet many attic insulation level requirements (i.e. R40).

Garage plans: Once decisions are made on the above items it is time to get the garage plans for the building permit application and the builder. It is important to obtain good quality garage plans that are easy to follow, accurate, and provide a materials list (well, a material list is not important, but it will certainly save a lot of time). There are several websites that offer garage plans create by dozens and hundreds of different company so consistency and quality control are something to keep in mind. There are a couple of companies that do their own in-house drafting and a search of the internet should find these companies. Another option is to hire a local draftsperson to create the garage plans.

Plot (plat) plan: The building compliance department will require a drawing showing (site plan) the lot with existing structures, proposed structure, and property lines with measurements indicating distances between property lines and structures. This can be a hand drawn diagram of a marked up copy of the plot/plat plan. The building department may require a survey to confirm accuracy of measurements for precise garage location requirements.

Building Permit: Make an appointment to meet with a building inspector to discuss the project and submit the garage plans, material list, and site plan to the building department. A building permit may be issued at this time or the building inspector will require a few days to a couple of weeks to review the documents.

  • Contact your local zoning office for information regarding placement of windows, utilities, ceiling clearances and building permits. You may be required to submit a set of blueprints to get the building permit depending on your local municipality.
  • Draw an overall plan for the interior living space. Use an open floor plan to maximize available space. This also minimizes the need for wall construction because only two walls for the bathroom will be needed.
  • Design the location of the kitchen and bathroom. Place these two rooms next to each other to minimize the amount of pipe needed for water and drainage. Locate the bathroom in a corner to gain the most use of floor space. Make the kitchen along one wall adjacent to the bathroom.
  • Draw in the location of the kitchen appliances such as an apartment size stove, refrigerator and sink with cabinetry underneath to hide the pipes and provide storage. Draw the bathroom items in such as a corner shower, toilet and vanity.
  • Make maximum use of floor space by planning built-in storage areas and shelving into the walls. Plan for storage space above major appliances. Space above the toilet, refrigerator and stove can be used by overhanging cabinetry.
  • Locate electrical outlets and wiring on the drawings. Determine if the wiring or outlets need upgrading to comply with local ordinances and plan accordingly. Draw in an entrance and exit if no doorways exist. Locate the emergency exits on the drawings. These can be windows or doors.


  • Build the built-in shelving using the bare studs in the walls. Find adjacent studs. Place foam insulation boards between the studs against the exterior wall. Cover the board with paneling. Attach the paneling with screws. Create shelving using two-by-four inch boards cut and measured to fit between the studs.
  • Install additional wiring to operate appliances such as the refrigerator, hot water heater, furnace and other major appliances. Place the breaker box for the house near the front door for quick access. Drill guide holes through the studs so wiring remains buried in the walls. Install at least one outlet on each wall if none exist. Use outlets with breaker switches to prevent power surges.
  • Install required plumbing and related fixtures. Set up the main plumbing lines to enter the building under the kitchen sink; this allows easy access to pipes.
  • Install the drain pipes where the toilet and shower will be.
  • Put the furnace and hot water tank in the bathroom. Run the hot and cold water lines from the kitchen sink to the hot water heater to create a circular route for water.
  • Have the local zoning office approve the construction before finishing wall construction. You will need to tear down any construction if further work is required before approval for further work.
  • Remove the garage doors and all related assembly. Build a wall in the opening created. Frame the doorway. Use brick or stone for the exterior wall; this provides added temperature control while giving aesthetic appeal to the front of the building.
  • Install any windows and vents needed. Make sure there is cross-ventilation and airflow through the living space to reduce the need for heating or cooling appliances.
  • Apply R-15 or higher rolled insulation between the studs, with the paper backing facing you. The insulation should fit snugly.
  • Use moisture-resistant cement board for the walls. Use drywall tape and spackle to cover seams and the screw heads so you can paint over them.
  • Hang a drop ceiling according to manufacturer’s instructions. You can place more rolled insulation on top of the ceiling if you prefer.


  • Paint the walls using a light colored paint. This makes the space seem larger. Use a roller for large open areas. Use the brushes to paint the corners and smaller areas.
  • Apply a protective coat of cement stain to the floor. This will keep stains, moisture and cracks from forming in the cement. Use the cement floor to maintain ambient heat.
  • Lay large ceramic tile pieces over the cement and finish with grout. This eliminates the need for carpeting while adding decorative value to the cement. It also helps further maintain the ambient heat.

How to Build a Two Car Garage

There are many places online to buy blueprints or download them free. The best part of building a two-car garage may be drawing up the plans.

  • Purchase blueprints of a design plan from a contractor or go to the local library and find your dream garage in pictures and then draw it out yourself (see Resources).
  • Make the ground site level. Stake out the foundation and call your local concrete company to schedule a good time for them to come and pour the concrete.
  • Construct the wall and roof frame. Get help to hoist the frames up and nail them together. If you have to, you can rent equipment, but friends make the project more fun.
  • Nail together the walls and put them up. You can make them separate of the structure or you can attach slabs of wood to the frame piece by piece.
  • Give the frame support by reinforcing all supporting walls. This is critical to the safety of the structure.
  • Hammer together the roof and weatherize it. Use asphalt shingles or other materials recommended for roofing.
  • Tap the windows into the walls of the garage. Paint, stain or put siding on the garage-you may want it to match the outside of your house.

How to Build a Toy Car Garage

Every toy car needs a garage, but you don’t have to go to the toy store and spend big bucks to provide your child’s toy cars their own home. Choose materials you already have around your home and teach your child about the importance of recycling and reusing, in addition to providing a creative activity. Look in your closets for an old shoebox that still has a lid. The shoebox, along with some extra office and art supplies, may be easily employed to create a custom toy car garage that can double as storage.

  • Wrap the entire box and the lid, separately, in the wrapping paper and use tape to secure the paper to the insides of the box and the lid.
  • Place the shoebox lid upside down with one long side facing you, and cut straight down the corner at each end of that side of the lid. Fold out the cut-away section to create a flap. Secure the paper along the cut edges with tape.
  • Run a bead of glue along the inside of the flap, and use your finger to spread the glue evenly. Fit the box lid onto the top of the shoebox. Press the glue-coated side of the flap firmly against the side of the shoebox. Let the glue dry.
  • Turn the box on its side so that the lid opens upwards from the bottom. Let your child decorate the garage and garage door with markers.

How to Install Metal Garage Doors

Replacing a garage door is necessary if you have a wooden door that has become warped, misaligned or cracked over time. Even metal garage doors can dent or crack. Installing a metal garage door is time-consuming and typically will take two people a weekend to complete. However, with a little patience and attention to detail, the project can result in a more attractive and functional garage door — the largest moving part of your home.

  • Attach weather-stripping to the bottom edge of the bottom panel of your metal garage door with galvanized roofing nails, following the manufacturer’s instructions. Then, screw cable brackets to the door to secure the weather-stripping, and place this bottom panel in the doorway.
  • Drive 16 penny nails into the door jamb on each side of the metal garage door to secure the bottom panel. Attach hinges included in your garage door kit to the top edge of the bottom panel; mount the brackets included with your metal garage door kit on the door jambs; and insert rollers into the brackets according to the manufacturer’s instructions.
  • Assemble the vertical tracks for the garage door according to the product manufacturer’s guidelines, and stand one track on each side of your garage door. Slip the tracks onto the bottom panel’s rollers on both sides, and screw the track to the doorway frame.
  • Install the rollers into the second garage door panel, place the panel on top of the bottom panel and slip the rollers into the vertical track. Then, attach hinges to the second door panel and attach the second panel to the first panel using hinge screws and a power drill.
  • Install the third metal garage door panel on top of the second door panel following the guidelines in Step 4. Check to make sure the vertical tracks are parallel to the garage door using a level, and fasten the top plates of the vertical tracks by tightening their lag screws with a ratchet wrench.
  • Assemble the metal garage door kit’s curved and horizontal tracks, following the manufacturer’s directions. Connect the vertical and horizontal tracks using the curved corner tracks, and then put the top garage door panel in place following the directions in Step 4.
  • Screw your metal garage door kit’s included rear track hangers to a ceiling joist at both sides of the garage door, and mount the horizontal tracks to the hangers. Attach the springs and lift cable, which also are included in the kit, to the door and hangers according to the manufacturer’s instructions.

How to Paint a Metal Garage Door

Perk up your curb appeal with a garage door redo. Metal garage doors are sturdy and don’t require a lot of maintenance, but they do need a good coat of paint from time to time — just to protect them from the elements. Exposed bare metal will eventually rust, which weakens the structure of your garage door. If your doors are chipping and peeling, give them a simple facelift using nothing more than paint and primer.
  • Use a hose with a spray attachment nozzle to spray off your metal garage doors. This will power away dirt and debris.
  • Scrub the garage door vigorously using a strong detergent and an abrasive scouring sponge. Use circular motions when scrubbing the door. The detergent and scrubbing action removes dirt and rust and roughens the surface so that it will hold paint better. Any strong detergent is sufficient. You can purchase a strong detergent at a hardware store.
  • Rinse the detergent off the garage door using a hose with a spray attachment nozzle. Allow the door to air dry.
  • Stir and pour the exterior primer into the spray gun. Acrylic paint is a good choice for garage doors because the paint is flexible and will bend instead of chip during garage door movement. This is important because garage doors move often during normal use.
  • Apply the primer to the garage door. Spray a thin coat of paint using long strokes. Allow the base coat to dry for 2 to 24 hours, depending on the brand of paint. Look at the paint manufacturer documentation to find the suggested drying time.
  • Prepare the color coat. Rinse out the spray gun canister to remove the primer. Dry the canister. Open the acrylic color paint. Thoroughly stir the paint with a long stick, and pour the paint into the spray gun.
  • Paint the color coat on the garage door using the spray gun. Only apply a thin coat of paint. The paint should be fully dry in 24 hours. If desired, paint a second coat of paint on the garage door.

  6. Does a color choice add to the cost of my carport or RV port?

    No, you may choose one color for the roof, a different color for the trim, a different color for the sides at no additional charge. You may also choose to make all of the colors the same on your structure, it’s your choice. Please view available garage colors.

  7. Can I buy the metal garage materials and assemble it myself?

    Yes. Deduct 5% from the prices quoted on preceding pages. All materials will be delivered to your home. You cannot pick up materials under any circumstances. No assembly instructions are provided. This is your choice if you decide to purchase and assemble yourself (not our recommendation).

  8. Do I have to pay sales tax for my garage?

    Unless you are purchasing a garage for the federal government, state government, have a farm or agricultural exemption or have a sales tax exemption number and are willing to sign a sales tax exemption form, you have to pay sales tax, or live in a state that is free of sales tax.

Yes, the steel garage prices include delivery and installation on your level land in Alabama, Arkansas, District of Columbia, Florida, Georgia, Illinois, Indiana, Kansas, Kentucky, Louisiana, Maryland, Mississippi, Missouri, New Jersey, New York, North Carolina, Ohio, Oklahoma, Pennsylvania, South Carolina, Tennessee, Texas, Virginia and West Virginia. This makes our metal carports for sale and other buildings more affordable and convenient for those with little time or construction experience.

What if I want to pick up the steel garage and install the carport myself?

We do not allow you to pick up steel garages from our warehouse. However, we do offer the option of having the garage dropped off to your home so that you can assemble it yourself. This is not our most recommended option, but if you do want to assemble it yourself, you can. Assembling one of our metal garages yourself will save you 5% off the purchase price, but installing the garage yourself voids the 30-day craftsmanship warranty.

How long after I order the steel garage will it be delivered?

Our steel garages are delivered and installation time vary depending on which state you are located in.

The delivery time for the carports and metal garages is 4 to 8 weeks in most states.

*Delivery times are not guaranteed but 90% of the time it will be delivered in the below time frame. 5% chance it could be sooner and 5% chance it could be longer. They have to wait for 2 to 3 days of work in the area before the delivery can be scheduled. If the delivery date does not work for you than the delivery time resets and starts over again because they will have to get it on the next load. The scheduler for your state will call to schedule the delivery approximately 1 week prior to the delivery date. The scheduler only knows the delivery date at the time they schedule the delivery of the metal garage 1 week prior to the actual delivery date.

On the day of delivery, how long will it take for my metal garage to be installed?

Most smaller size steel garages are installed in about half a day. This includes the metal carports for sale in our catalog as well. The larger buildings should be installed in one day.

What is the difference between the regular, boxed-eave and vertical steel garages?

The regular style is rounded on the sides and has a barn shaped roof on steel garages. This is the most economical metal garage. The leg height on the regular garage packages is 8’ legs, but at the top of the bend on the leg you have an additional 1’, giving you 9’ legs with a 9×8 garage door. The boxed-eave and vertical metal garage package come standard with 9’ legs fully enclosed with a 9×8 garage door. The boxed eave has an A-frame gable roof with a 6” overhang on both sides. The vertical style is also built in an A-frame roof and has a 6” overhang on both sides. All the steel structures have a 6” overhang on the front and back ends. What differentiates the vertical from the boxed eave is that on the vertical style, the roof sheeting runs vertical up and down from side to side, which allows the snow to slide off of the roof. The vertical is the only one that has the roof running this way. On the other two styles, the metal roof runs the length of the building. In order to attach the sheeting to the roof this way, bracing is attached under the roof so this alone makes the vertical garage stronger, not to mention the fact that it makes it easy for the snow to slide off, which means no more scraping or shoveling snow off the roof.

Can the metal garage be made taller?

Yes, you can make garages taller in 1’ increments up to 12’ legs.

Do the steel garages come in wider and longer sizes?

Yes, there is a wide variety of sizes available in our steel and metal garages. They come 12’, 18’, 20’, 22’, and 24’ wide. The triple-steel garages are built in 26’, 28’, and 30’ widths. We also have our 40’ wide, which comes in 32’, 34’, 36’, 38’, and 40’ lengths. The lean-to comes in at in 36’, 42’, 44’, 46’, and 48’. The lean-to has 12’ lean-to on both sides of the building. The length on them start out at 21’, and get longer in 5’ increments: 26’, 31’, 36’, 41’, 46’, 51’, 56’, 61’, 66’, 71’, 76’, 81’, 86’, 91’, 96’, and 101’ long. To make them longer than 41’ long, we just attach 2 of our steel garages for sale end to end. They can be built longer than 101’ long. On any garage built 41’ or longer, we recommend the vertical roof.

Can the metal garages be made in a custom width or length?

Yes, we can make the metal garage in a custom size, but we have to charge the price of the next larger standard size when we do so. So, for example, let’s say you need a 17’ wide and the standard size widths are either 12’ wide or 18’ wide. We have to price it as a 18’ wide. This same rule applies on the length. If you need the length to be 24’ long and the 26’ long is too long, we can make the base 24’ long, but it will need to be priced as the 26’ long. When figuring out the size you need, you will want to be aware that when we say 26’ long, that includes a 6” overhang on the front and back ends so that the exact base is 25’ long.

What size do I need my concrete pad to be?

All of the widths on the metal garage are the exact base rail dimensions. The length listed includes a 6” overhang on the front and back ends. So, if you order a 24×26 size, you will want the concrete slab to be exactly 24’ wide by 25’ long.  Florida concrete pad size for the metal garage needs to be 2′ wider and 2′ longer than base dimension (To create a 1′ perimeter around the base rail)

What is the metal garage warranty?

There is a 30 day craftsmanship warranty on our metal garages. If you upgrade the building from the 14-GA tubing to the 12-GA stronger, thicker tubing you get a 20-year rust-through warranty on our steel garages as well.

How many different colors are there to choose?

You get your choice of a roof color and trim color in one of our thirteen different color options on the metal garages delivered and installed in AL, AR, DC, FL, GA, IL, IN, KS, KY, LA, MD, MS, MO, NJ, NY, NC, OH, OK, PA, SC, TN, TX, VA, and WV.

The deposit is 12 percent or 15 percent depending on the price, and the remaining balance is due after the garage is installed.

Can I get a carport and close it in and turn it into a garage at a later time?

Yes, You can close it in down the road. You will want to keep in mind 2 things. First, if the amount of the add on is under $595, than you will pay us a $50 trip charge to upgrade any of the metal carports for sale on our site after it is installed. Any add-on over $595, and the trip charge is waived. We only close a carport if it is one that you ordered through us. The second thing to note is that if you want to put a garage door on the end of the carport, you will want to make sure you get a carport tall enough to fit the garage door. The standard size garage door we have is 9’ wide by 8’ tall, so if you get a regular carport you need 8’ legs, and on the boxed eave and vertical carports, you need 9’ legs.

What kind of braces come with the steel garage?

2’ long braces are standard on all the center trusses and the four corners. You may want to think about upgrading to the 4’ braces.

How are they anchored?

We anchor metal garages for free to the ground or asphalt with 32” long rebar. We anchor it to a concrete slab with wedge anchors. Another optional upgrade is mobile home anchors if the garage is going to be placed on the ground.

What does a certified metal garage mean?

The certified package is available if you live in an area that requires blueprint drawings for your steel garage to be provided to the local county building department. These drawings are rated for up to 130-mph wind and 30-psf snow load. The certified package is available at an additional cost depending on the size. The certified metal garages are built fully braced and include mobile home anchors if they are going to be anchored to the ground. Certified ends also need to be added which means extra tubing is added on the back and front ends.


40’ Wide Metal Garages

The metal garages come with 29-gauge metal sheeting and 14-gauge tubing. You can upgrade your metal garage with 12-gauge tubing for additional sturdiness. When you choose the 12-gauge tubing, you get a 20-year rust-through warranty on the metal tubing. This warranty gives you confidence that when you buy one of our metal garages for sale , it will hold up quite well over time. If your metal garage is not going on a concrete pad, another nice option would be mobile home anchors. Mobile home anchors give you better protection against the wind and other elements that can fade your vehicle, chip its paint, or otherwise damage your property.

You can also customize the building into a barn lean-to garage. If you are not looking for a fully enclosed metal garage, than a metal carport may be the way to go. Metal carports can be left open or partially closed, giving you more options. As they are more basic structures, carports are also usually less expensive than the metal garages for sale in our catalog. So if price is your primary concern, you should definitely give our carports a serious look.
